Status: Ongoing research project seeking developer interest
tyrrellstudio have undertaken a series of spatial research projects seeking to understand the land supply shortage underpinning the Sydney property bubble.
The focus for this particular project was to highlight the absurdity in the recorded land values throughout established Sydney suburbs. We have mapped the courses and applied current 'values' to the areas. The vast quantity of land dedicated to golf is bigger in size than the Sydney CBD, its value is in the billions. This is at odds with the undersupply of affordable housing for young families.
Rather than developing the golf courses entirely, tyrrellstudio propose that the edges of the courses can be folded up and frayed so that row housing can be inserted beneath. We have designed a series of 3 bedroom townhouses that are folded into this new edge condition.
The economic proposition is that the unplayable edge land of the golf courses is developed to fill the undersupplied townhouse market whilst the golf courses continue to operate behind these new urban edges.
